Parsonage Lane Estate Sells For $23.5 Million

A 7.37-acre Sagaponack Village estate recently sold for $23.5 million, according to The Real Estate Report Inc., in one of the biggest transactions to happen on the South Fork this year to date.

The estate at 232 Parsonage Lane abuts 100 acres of reserves and includes a main residence, a pool house, a carriage house, and a 250-year-old barn. The gated entry opens to a tree-lined driveway leading to a pea-gravel motor court.

Michael Davis Construction built the 11,000-square-foot main residence in 2010, with interiors by Alexa Hampton. It has eight bedrooms, eight full bathrooms and three half-baths, and a fully finished lower level. Craftsman columns and a stone terrace mark the entrance to the double-height foyer, according to the listing. Design features include coffered ceilings, wainscoting, recessed lighting, built-in bookshelves, white plank wood floors and retractable shades.

The formal living room has a marble fireplace plus French doors that open to the covered terrace and stone patio. The kitchen has Miele and Wolf appliances, white Carrara marble countertops, Ann-Morris lighting fixtures, custom white cabinetry, bar seating, and a large island with dual sinks. The breakfast area has a wall of windows that let abundant light into the kitchen. A family room, office and library each have their own fireplace. A guest suite, laundry room and powder room round out the first level.

The second story has four en-suite bedrooms and a master suite that has a fireplace, a sitting area, dual walk-in closets, a private terrace with reserve views, and a spa-like bathroom with a fireplace, floor-to-ceiling marble, radiant heated floors, a rain shower, a soaking tub, dual vanities, a water closet and a fireplace.

The finished lower level has 3,384 square feet of living space including a recreation room with a fireplace; a movie theater with a wet bar; a wine cellar; an eat-in kitchenette; a gym; a bathroom with a sauna, a steam shower, lockers and a water closet; a bedroom with three bunk beds; an en-suite guest room and a powder room.

All three levels are served by an elevator.

The 2,050-square-foot carriage house adjacent to the main residence is attached to a three-car garage and has a recreation room, a sitting room with a fireplace, a kitchenette, two full bathrooms, and an exercise room.

The 1,250-square-foot pool house complements the pool and spa, and the grounds also feature a sunken north-south tennis court, an outdoor fireplace, an outdoor shower, a built-in Pykel grill, a generator, two steel-top pergolas and stone terraces. The pool house itself has a family room with a fireplace, a kitchenette with white marble countertops, a sauna, a steam room, a yoga space, gym space and 1.5 bathrooms.

The unique, pre-existing, nonconforming barn is 250 years old and offers storage. It’s next to the estate’s apple orchard.

The seller was Parsonage Lane Realty Holding LLC and the new owner is Silversands Parsonage LLC.

The deal closed July 10. Bespoke Real Estate had the listing, which was last asking $29.9 million. The final sales price works out to a 21.4 percent discount.
