A new Amagansett modern south of Montauk Highway with a waterview roof deck and deeded ocean access has sold for $11 million.

At 12 Whalers Lane in Amagansett Dunes, the 3,800-square-foot residence is the work of Bridgehampton’s Stelle Lomont Rouhani Architects and MCC Builders.

“The inspired design elevates the indoor/outdoor living experience with special features including a spectacular rooftop oceanview deck with gas fireplace, a sculptural infinity gunite pool/spa, expansive decking with underside heat lamps, gas firepit, outdoor kitchen, shower and changing room,” the listing states.

Duratherm window walls with disappearing Fleetwood sliders let in the light and views and can be easily opened to welcome the ocean breeze.

Gachot Studios of Manhattan designed the sleek interiors with warm cedar ceiling details, a floating steel staircase, four stone fireplaces and Lutron lighting.

Lutron sheer and blackout automated shades are throughout the home, and Control 4 automation manages the audio/visual systems, security, motion cameras, HVAC, pool and spa.

The home has a master suite three more en-suite bedrooms, an open kitchen/dining/living area, a media room and a garage/gym.

The grounds have 2,000 square feet of lawn before the dunes and beach access path.

The property was represented by Rylan Jacka of Sotheby’s International Realty and had a last asking price of $11.9 million.

The seller is Ama Ballenero LLC and the new owner is Ocean PSP LLC, according to The Real Estate Report Inc., which said the deal closed on December 14, 2020.
