A new modern barn-style residence with pool and tennis on 2.8 acres in Water Mill sold in January for $8.65 million, and the deed transfer was reported just recently.

At 1041 Head of Pond Road, the 8,300-square-foot home built by Zappola Construction of Sag Harbor is made with metal and shou sugi ban wood, plus many windows and glass doors to take advantage of natural light and provide for indoor-outdoor living.

The open concept design has double-height ceilings, walls of glass and European 12-inch wide-plank white oak floors. The house is outfitted with Crestron smart home technology and has four fireplaces, a home theater and a Varenna chef’s kitchen with Gaggenau appliances, two Miele dishwashers and Poliform cabinetry.

A floating staircase is the big attraction, and complemented by custom light fixtures throughout the home, including a Raimond by Mooii chandelier in the great room and a Lindsay Adelman chandelier in the formal dining room.

There are seven bedrooms, eight full bathrooms and a half-bath throughout the main house and pool house. The master suite has a gas fireplace, a sitting area and a modern bath with a freestanding tub and glass shower.

Outdoors, enjoy the Florim porcelain patio from Italy, a basketball/tennis court, a heated 26-foot-by-50-foot gunite saltwater pool and a spa. The pool house has an infrared sauna, an outdoor shower and a Kalamazoo grill station.

Solar panels power a Tesla charger in the oversized two-car garage.

It was first listed for sale in August 2020 with an asking price of $10 million. The seller was Sophia Marcovitz Family LP and the new owner is Judson Ain, according to The Real Estate Report Inc.

The property was last sold in 2013 for $2.45 million. In 2017, a demolition permit was secured to raze the existing shingle-style traditional there and make way for the new residence.
