Intriguing Real Estate Activity In Southampton

We were intrigued by some recent activity in Southampton—so intrigued, that we’re about to tell you about it.

A nice eight-figure sale in the Village of Southampton was 510 Old Town Road, which went to the Renaissance-sounding Sterling Knights Holdings LLC for $11,100,000. The 5,300-square-foot traditional, steps to Gin Lane and the Atlantic Ocean, has 6 bedrooms and 6.5 baths, a library, a great room with fireplace, sunroom, and a media room. The exterior features an al fresco dining terrace, a heated in-ground pool, and a tennis court. The entire 2 acres are surrounding by tall, thick hedges.

Another sale in Southampton of interest, though not in the village, was 18 Seven Ponds Road, which went for $8,325,000. This new construction, three levels of 15,000 square feet on 2 acres, has 10 bedrooms, 11.5 baths, an indoor pool and spa, steam room, and a gym. A very special amenity is the striking views of the 60-acre preserve adjacent to the property, and there are also basketball and tennis courts. We should mention the buyer: Just What I Needed LLC. Music buffs may wonder if a member of the band the Cars bought the property. Fans of romance novels might speculate that the new owner is Lorelei James, author of the “Just What I Needed” series of books. Or, simply, 18 Seven Ponds is just what someone needed, and he/she had $8 million to get it.

Even though the baseball playoffs are under way as are the NFL and NHL seasons, we’re thinking triple-jumping. Okay, we’re actually spending very little time pondering this sport, but it came on our radar because of the sale of 141 Middle Pond Road, also in the Town of Southampton, to Ponda Properties for $1,725,000. The seller is Bedros Bedrosian. How can we not give a shout-out to the second-best triple jumper in the history of Romania? His personal best was 17.27 meters in Bucharest in June 1984, when he was 29. He was that country’s national champion five years in a row, beginning in 1980. After he retired, Mr. Bedrosia became a coach, with one of his gigs being the jumping coach for the Saudi Arabian national team.

Tips for Avoiding Rental Scams

Rental scams are pervasive, targeting both those seeking permanent housing and those seeking a quick getaway or seasonal lease. To help prospective tenants avoid falling prey to scams, the New York Department of State’s Division of Consumer Protection is calling attention to common rental scams.
