One can expect that Montauk in the middle of the winter is pretty quiet, but no one told that to the real estate industry. The last few weeks have seen a steady stream of transactions.

A buyer shielded by a limited liability company is the new owner of 644 Old Montauk Highway after paying $7.85 million. The 2,200-square-foot house on 0.89 acre has three bedrooms and three baths, and is right on the ocean. Large picture windows and doors open to a soft, grassy lawn, overlooking the Atlantic. A path leads down to the beach and a private seaside cabana. The home includes warm wood finishes, cathedral ceilings, a wood-burning fireplace and charming open living spaces.
