One can expect that Montauk in the middle of the winter is pretty quiet, but no one told that to the real estate industry. The last few weeks have seen a steady stream of transactions.

A buyer shielded by a limited liability company is the new owner of 644 Old Montauk Highway after paying $7.85 million. The 2,200-square-foot house on 0.89 acre has three bedrooms and three baths, and is right on the ocean. Large picture windows and doors open to a soft, grassy lawn, overlooking the Atlantic. A path leads down to the beach and a private seaside cabana. The home includes warm wood finishes, cathedral ceilings, a wood-burning fireplace and charming open living spaces. A courtyard with mature hydrangeas, cherry trees and ornamental grasses leads to a separate cottage overlooking the ocean, with a garage below.

Also changing hands, for $5.3 million, is 79 Monroe Drive, with the new owner being Tracey D. Culliton. The 4,000-square-foot manse on 0.32 acre has five bedrooms and four baths. The residence offers open living areas “furnished with style and taste” that include a high-end kitchen, a living room with fireplace and custom automatic sun shades, as well as an outdoor patio lounge area. The property has a heated pool, a private spa located off the master suite, a built-in fire pit, a barbecue area and fitness room.

After paying an even $5 million, there is a new owner of 5 Oceanview Terrace, which is an even 1 acre. The 2,250-square-foot house has five bedrooms and four baths. However, permits are in progress for a new 5,000-square-foot residence with nearly 90 feet of frontage on the Atlantic. The proposed home features a layout with principal rooms capturing stunning water views, and includes an open kitchen and living area with fireplace, and a raised master suite with private bath and spacious deck. Four additional en suite guest bedrooms are offered as well as a two-car garage and full basement. Exterior amenities include a heated pool and spa encompassed by ample deck and lounge areas—all on the beach side.

One more in Montauk to mention is 192 Soundview Drive, which went for $4.6 million, and is now owned by Donna and Steve Cortese. The 3,200-square-foot manse on 1.7 acres has three bedrooms and four baths. This home on the water side opens up to panels of glass that offer a 180-degree view of Block Island Sound. The house, which has decking that runs the length of the home, is set back over 150 feet from the bluff with an elevation of over 40 feet. The lot includes ownership up to the mean high waterline with beach access. The home has mature landscaping with an in-ground pool on the water side with rock formations. The bedrooms are all en suite, with the master on the first floor plus room to expand. The kitchen has a Viking six-burner gas stove, Viking refrigerator, Costa Esmerelda granite countertops, Rohl farmhouse sink and wood floors. Amenities include central air, irrigation, security system, three-zone air/heating, hurricane shutters and a massive stone fireplace.
