One into two equals two, of course, and that is demonstrated in the Village of Southampton with the sale of 132 and 122 South Main Street. What was once a total of 2.77 acres has been subdivided and sold to the same limited liability company, with the total price being $14.59 million.

“This estate property presents a pristine turn-of-the-19th-century setting that recalls the best of that historic time,” is what we’re told. There is a main house on 1.688 acres with an additional 1.084-acre building lot. The three-story shingle-style residence has a floor plan suited for year-round entertaining. A wrap-around porch and outdoor dining terrace overlook the garden, in-ground pool and cabana with two changing rooms and full bath, and wet bar. Beyond the 2,400-square-foot garage/barn is a tennis court with arbor and patio.

This was not the only recent big sale is the village. Another transaction involved 45 Meadowmere Lane, purchased by Karen and Robert Kelly for $8 million. The 6,300-square-foot manse on 1.9 acres has five bedrooms and six full bathrooms and two half-baths. Amenities include an in-ground pool and tennis court. A winding gravel drive leads to a parking court that in turn leads to the brick-clad home’s entrances. The front door opens to a vestibule, a sitting room with fireplace, the great room with fireplace and main stair, then through to the dining room and chef’s kitchen with professional appliances. The gathering rooms open onto the large outdoor stone patio with an arched trellis overhead. Past the kitchen, the east wing of the house, with its own archway entrance from the parking court, includes two guest suites, an indoor patio/family room, and the back staircase. The primary staircase leads to the master suite with office, fireplace, and over-sized closets. The adjoining wing starts with a game platform and office, then on to a TV den, two bedrooms (one with a loft), and two baths before connecting to the back staircase. Outside, the brick-bordered pool leads to the shingle-sided pool house with sitting and changing rooms, bath, kitchenette, powder room, and attached outdoor shower.

Michael Aziz is the new owner of 157 White Street, having paid $4.52 million for the 0.46-acre property. The 6,700-square-foot residence on it has six bedrooms and 8.5 baths. The home offers custom cabinetry and woodwork along with Wolf and Sub-Zero appliances, Toto and Newport Brass fixtures, and smart-home features throughout including an app-controlled sound system indoor/outdoor, alarm system with exterior cameras, and a Jandy system for the pool. Inside, the main level has 10-foot ceilings and includes a gourmet kitchen, pantry, great room, junior master/den, formal dining room, and powder room. A cabana bath, which includes a washer and dryer, leads out to a custom-built BBQ Area and in-ground pool with spa surrounded by expansive bluestone patio and lush landscaping. On the second floor are a laundry room, master bedroom, junior master with a deck and fireplace, and two additional en-suite bedrooms. All bedrooms on second floor have cathedral ceilings with custom woodwork and baths. In the lower level are an open recreation area with built-in bar, two full baths, bedroom, and media room. The additional room can work as a gym, and there is a separate entrance from outside.
