Here are a few more details about East Hampton's new rental registry law to keep in mind:
• Every time there is a new tenant, the landlord must file an update with the town, free of charge, declaring the number of tenants there will be and the period of the rental.
• Homeowners can rent their homes to as many as four unrelated people.
• A house does not have to be registered if friends and family are using it for free. As long as there is no exchange of goods or services, it’s not considered a rental property.
• The rental registry law does not apply to legal attached or detached apartments. So long as the apartment is legal, it's on the same tax map number and the homeowner is also a resident of the home, the homeowner does not have to register the apartment.
• Homeowners do not have to register if they are renting out a room. As the owner of the property who is also living there, a homeowner can rent as many as two rooms.
• If a rental commenced before the law was adopted, the home must still receive a rental registry number. A rental is not grandfathered in.
