Quogue And Dune Road Hot For Multimillion-Dollar Home Sales

Two areas west of the Shinnecock Canal have been hot lately for multimillion-dollar homes sales: the Village of Quogue and Dune Road.

The biggest is both in Quogue and on Dune Road: 176 Dune Road sold for $5.9 million. The sellers were Marjorie and Michael Stern and the buyer was Fourteen East Holding LLC, according to The Real Estate Report Inc. The limited liability company tracks to Chappaqua, New York.

This oceanfront modern residence on 2 acres with a beachside 20-foot-by-40-foot heated pool has 2,500 square feet of newly renovated living space. There’s a chef’s kitchen with new appliances, four bedrooms, four bathrooms, a cabana bath, and a living and dining room.

Douglas Elliman had the listing. It was last asking $6 million.

Also in Quogue, Sabrina and Andrew Perel have sold 9 Leaward Lane to an anonymous limited liability company for a quite specific $4,343,500. This south-of-the-highway property at the intersection of Leaward and Howell lanes is identified as 11 Howell Lane in property records.

The Nantucket-style residence is 7,700 square feet with six bedrooms and 8.5 bathrooms. It has coffered ceilings and “exquisite woodwork,” according to the listing, with five fireplaces, an elevator, a top-of-the-line kitchen, a study, a library, and a wine cellar.

The house has a screened-in veranda with a fireplace and the property also includes a heated pool, patios and a new bocce court.

Corcoran had the listing. It was last asking $4.75 million.

Sticking in Quogue for one more, 232 Dune Road, a vacant 1.32-acre oceanfront property, sold for $4.25 million. It was up for auction last year, and the auction notice advertised that the property can accommodate a 7,000-square-foot residence. The owners were Anne and Stephen McGuiness, who paid $4.8 million for it in 2013, and the buyer is an anonymous limited liability company.

In Hampton Bays, the oceanfront home at 73B Dune Road sold for $4.04 million.

The property, with preserved land north of it, has 90 feet of ocean frontage with a residence built in 2012.

The 2,216-square-foot residence on pilings has two floors with panoramic windows toward the Atlantic, and a rooftop sun deck with a fireplace and a hot tub.

Scott Lawin sold the property to Mitchell Hurley. Brown Harris Stevens had the listing.

West Hampton Dunes Village saw a $3.6 million sale of a new build — though the purchase was done in an uncommon way that made the true sales price of the house $3.9 million.

First Dunes, a Great Neck developer that specializes in custom coastal Hamptons homes, built the house at 726 Dune Road. The bayfront property with a right-of-way to the ocean was vacant when it sold for $1.35 million in 2018.

First Dunes had planned to build a house there to add to its rental portfolio on Dune Road, with no intention of marketing it for sale. But then real estate broker Michael Stachnik of Hampton Properties approached First Dunes on behalf of clients who have been long-term seasonal renters on Dune Road, according to Chad Gessin, First Dunes’ director of design and construction. The family wanted to rent the house with the option to buy, with the rent being applied toward the purchase price. The family paid $300,000 for a Memorial Day to Labor Day rental last year, and decided after Labor Day to buy the house.

In Westhampton Beach Village, 17 Dune Road recently sold for $2.96 million. Pamela, Russell and Amy Sabrin sold to Nancy and Gregory Brown, according to The Real Estate Report Inc.

The oceanfront acre comes with an easement to Quantuck Bay. There is a 1,218-square-foot house on the site with a boardwalk, though this property is pitched for its potential be redeveloped.

Douglas Elliman Real Estate had the listing and First Hampton International Realty brought the buyer. The last asking price was $3.25 million.
