Dick Cavett’s Tick Hall And Another Of The Seven Sisters Sell

Former talk show host Dick Cavett’s Montauk home, Tick Hall, has finally sold after more than four years on the market and many price cuts.

At 176 Deforest Road, the 19.8-acre estate on the ocean was first listed with a $62 million price tag. The asking price was subsequently slashed a number of times and was most recently set at $28.5 million.

According to Compass, the sale recently closed for $23.6 million.

Tick Hall has quite a history. The “summer cottage” that stands there today is a replica of a house that was built in 1879. The original structure — designed by Stanford White, a partner in the famed architectural firm McKim, Mead & White — burned down in 1997. Nothing but the chimney was left standing, but in the ensuing four years, Cavett had the 7,000-square-foot, three-story structure rebuilt.

Tick Hall is located on the easternmost end of an enclave of homes known as the Seven Sisters. Designed by McKim, Mead & White and sited by landscape architect Frederick Law Olmsted, the Seven Sisters are widely recognized as beaming examples of shingle-style architecture. They are listed on the National Register of Historic Places.

Chris Coleman of Compass had the listing not only for Tick Hall but also for another of the Seven Sisters that recently closed. The sale of Tick Hall came on the heels of the sale of 153 Deforest Road for $11.5 million. Coleman represented both buyer and seller in that transaction. The deal closed on October 7, according to The Real Estate Report.

The listing states that 153 Deforest Road, the Andrews House, was built in 1880 high on the cliffs, with views over moorlands to the sea. It’s surrounded by 100 acres of pristine reserve, ensuring complete privacy.

The Andrews House was renovated recently under the watch of a historian to restore its original millwork, windows and wood floors. It has 3,800 square feet of living space, four bedrooms, three full baths and one half bath, along with six fireplaces. Shared spaces include a sunken living room, a dining room, a library, and an eat-in kitchen with a breakfast area and stainless steel appliances.
