A shingle-style transitional home with views of a 7-acre agricultural reserve and the ocean beyond recently sold for $7.9 million in Water Mill, just one year after it changed hands for $7.4 million.

On 1 acre located in horse country on a quiet cul-de-sac and flanked by reserve land, 16 Deer Run was designed by McDonough & Conroy Architects with interiors by Mabley Handler Interior Design. Built in 2015, it was offered fully furnished when it sold in 2021. A detailed listing for the most recent sale was unavailable.

The home is 8,736 square feet, inclusive of the finished lower level, with a two-story paneled foyer that opens into the great room and living room, warmed by a fireplace and highlighted by walls of glass that bring the outdoors in, according to the 2021 listing. The great room opens to an eat-in gourmet kitchen with custom cabinetry by Bakes & Kropp. A walk-through butler’s pantry leads to the formal dining room. The first floor continues with a custom library/office with a fireplace and coffered ceiling.

Upstairs, the master suite has a fireplace, a walk-in closet, an expansive bath and a terrace with ocean views. Four guest bedroom suites are also found on the upper level, in addition to a living room/office with a fireplace and a terrace looking out over the reserve.

The lower level includes recreational areas, a gym with a sauna and steam, a spa bath, a home theater, a wine cellar and a staff suite.

An outdoor fireplace is on a broad stone patio with a Lynx outdoor kitchen. The 20-foot-by-50-foot Gunite pool is heated and has a spa. A pool house has a full kitchen, a bathroom, an outdoor shower, laundry and a full basement.

Fully integrated Control4 smart home technology includes surveillance cameras and Lutron lighting, 10-room Sonos that can be used individually or combined, Nest thermostats and SunPower solar.

Ann Ciardullo and Keith Green of Sotheby’s International Realty’s East Hampton brokerage represented the property in the most recent sale.

The asking price was $9 million.

The seller was Desert Wing LLC and the new owner is Claude LeBlanc, according to The Real Estate Report Inc. According to town property records, Desert Wing LLC is Ian and Pedro Rollo

The deal closed March 10, just about 14 months after the previous sale.
