Duck Pond Lane Estate Sells For $30 Million

A Southampton Village nonwaterfront estate sold at the end of June for $30 million even, not quite a record price for an inland property in the village, but a rare feat nonetheless.

At 63 Duck Pond Lane, the gated 2-acre estate offers 16,000 square feet of living space with nine bedrooms and 12 bathrooms.

In the main house, a grand foyer leads to a great room with soaring ceilings featuring a double-height arabescato fireplace with a wet bar and handmade SICIS mosaic. A formal dining room seats 25 with a crystal chandelier. The gourmet dine-in kitchen has top-of-the-line appliances, a sun-drenched breakfast nook, and an adjacent professional-grade chef’s kitchen.

All nine bedrooms, three of which are considered master bedrooms, have en-suite bathrooms. The most prominent master features a fireplace, a retractable ceiling TV, a dressing room, a separate sitting room, additional closets, two bathrooms, and two private terraces from which an outdoor cinema, with a 15-foot-by-9-foot LED screen that emerges from an underground vault, can be enjoyed.

Other outdoor amenities include a sunken tennis court with stone surround and pergola-covered viewing area, a heated outdoor pool with a transparent glass wall, a sunken lounge and fire pit area, a Jacuzzi, daybeds and an outdoor kitchen.

The pool house includes a kitchenette, full bath and laundry.

The main house’s lower level with 9-foot ceilings includes a spa with a full-size heated pool, an 85-strand 14-karat gold lustre lighting installation, an infinity Jacuzzi, a steam room and a dry sauna. Venetian plaster walls, artisanal Thassos marble, an arabescato fireplace, a home theater for 16, and an 1,100-bottle wine cellar with an inlaid stone floor and sapele mahogany are also among the lower level features.

A two-story gymnasium has a basketball court, a Keiser weight machine and a Peloton bike and treadmill. A separate billiards room has a wet bar.

Savant smart home capabilities include touchscreen control of climate, a Lutron Homeworks lighting system, Lutron motorized shades, automated locks and high-definition surveillance.

An elevator serves all three levels of the home, and there are staff quarters with a separate entrance. Plus, the three-car garage has an electric vehicle charging station and the estate is outfitted with a solar panel energy system and backup generator.

The architecture and design team included Alexander Gorlin, Tom Murawski, Bennett Leifer, and Downey Interiors, according to the listing. The asking price was $33.9 million. It was a co-exclusive listing of Hedgerow Exclusive Properties and Erica Grossman of Douglas Elliman.
