That “boom” last week was not a billionaire’s jet taking off from East Hampton Airport but the announcement of seven real estate transactions ranging in price from $3 million to $13 million in both the incorporated and unincorporated parts of Southampton.
Leading the way is a property on Fowler Street. The sale price was only $13,075,000. We say “only” because the property is listed as just a hair under $33 million. How to explain the discrepancy? Well, thankfully, we can do that. The new owner purchased the property, which is 2.8 acres south of the highway. As you read this, and weather permitting, the workers of the J. Bialsky construction company are creating a 12,000-square-foot dwelling. We’re told that “walls of glass, warm woods and imported stone [will] grace every corner of the home,” and there will be ocean views along with immediate water frontage of Sayres Pond. Presumably, once the house is completed, there will be a second closing.
The identity of the buyer, by the away, is shielded by the company Toby Rex LLC. We’d like to fantasize that it is connected to the world’s longest running radio soap opera, “The Archers,” which began on the British Broadcasting Corporation’s airwaves in 1950, and has among its characters the brothers Toby and Rex.
There is quite a monetary drop to the second house in Southampton’s most recent boom period, but still, $4,050,000 is nothing to sneeze at. That is what another limited liability company, Jaccar SH II (which traces back to Joe Benavides, a partner at Veritas Capital), plunked down for a residence on Pheasant Close South in the village. On 1.7 acres is a newly renovated, 4,300-square-foot house with 5 bedrooms and 4.5 baths, a large living room with fireplace, a separate “family gathering area,” a dining room and cook’s kitchen, a weight and cardio room, and, for those high-stress days when you just have to say, “Namaste,” a yoga room.
Of the other Southampton transactions reported last week, “busiest block” goes to Halsey Street in the village thanks to sales of $3,629,833 (nice round number, yes?) and $3,514,000.
