The largest penthouse at Watchcase, the luxury condominiums and townhouses in Sag Harbor Village, has sold.

The Michael & Eileen Himmel Trust is the new owner. (The trust sold 12 Glen Road Court in Wainscott for $3.8 million earlier this year.) The latest asking price for the 3,297-square-foot penthouse with interior design by Steven Gambrel was an even $4 million—it was being offered at a reduction—while the final sales price was $4,016,000.

Located on Church Street and known as Penthouse 314, the unit has three bedrooms, 3.5 bathrooms and a private 1,582-square-foot rooftop terrace with wood decking, plantings, a fire pit and a powder room.

The high-ceilinged penthouse is outfitted with high-end finishes, walls of glass, two fireplaces and several entertaining spaces. The open concept great room encompasses the L-shaped kitchen. Also on the main level find a solarium, south-facing terrace and two bedrooms. The upstairs has a second master suite with three walls of windows, a fireplace and a walk-in closet.

Also among the amenities are an elevator and a private underground garage plus an additional parking space. All Watchcase owners receive concierge services and access to a saltwater pool, a fitness center, an events lounge, the “Grand Lobby Living Room” and “The Vault Bar,” with a two-sided fireplace.

Deborah Srb of Sotheby’s International Realty—the firm took over Watchcase sales last summer—represented the penthouse.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
