A new Water Mill residence with 9,400 square feet of living space — 6,300 above grade and 3,100 below — on a gated 3-acre property has sold for $7.25 million.

At 1552 Deerfield Road, the home with modern stucco accents and metal roofing had been listed for $8 million. It offers an open layout, 11-foot ceilings, two 10-foot-by-15-foot retractable glass wall systems and a two-story foyer. The foyer opens to an open breakfast room, kitchen and great room.

The great room has 30 feet of sliding doors that open to the backyard. The kitchen features light gray oak cabinetry with a matte off-white finish and 2-inch marble counters with a waterfall island and marble hood accents, plus Sub-Zero and Wolf appliances, according to the listing. There is also a prep kitchen in addition to the main kitchen.

Rounding out the first floor are a 16-foot square primary suite; a corner den with a double sided fireplace; a mudroom with laundry; and two powder rooms.

A second primary suite, measuring 18 feet by 21 feet, with a terrace overlooking the yard is found on the second floor along with four more en suite bedrooms and a laundry with a beverage center.

On the lower level, a “wellness center” includes a gym with glass walls, a sauna, a massage room, and a full bathroom with a steam shower. A recreation space has a walk-out egress that makes it accessible to the pool, and the level has a movie theater and two en suite bedrooms.

Terraces and a covered patio with built-in heating are designed for indoor-outdoor living. The pool house, with a kitchen, bathroom and outdoor shower, is made from architectural glass, and also among the outdoor amenities are a kitchen, fire pit, all-weather tennis court and heated pool with hot tub.

Frank Bodenchak of Sotheby’s International Realty’s Bridgehampton office had the listing.

“This new construction on three acres was built by a design team that wanted to incorporate every amenity for its buyers,” Bodenchak said. “The offering had it all from the long, gated drive, to the exquisite eight-bedroom home, to the thoughtful backyard with pool house, outdoor living room, fire pit and tennis.”

The deal closed on January 25, according to Suffolk Vision Inc.
