A new construction, south-of-the-highway estate in Water Mill recently sold for $13.4 million with a last asking price of $15 million.
The nearly 1-acre property at 91 Swans Neck Lane offers nearly 10,400 square feet of living space with eight bedrooms, nine full bathrooms and three half-baths — inclusive of a finished lower level with a staff apartment. There are three bioethanol fireplaces, and the property also comes with a detached three-car garage, a pool cabana, and a heated gunite pool and spa.
The design and build team included architectural firm Studio 3H and developer Ravello Enterprises, with interiors by Karen Gorman Design and exteriors by Sponzilli Landscape Group.
Listing agent Sam Kelly said the property is special and unique, with a wood and stucco exterior, glass and stone, and a sunken living room.
The price is also a record for an in-land Water Mill property that does not abut a reserve, according to Kelly.
The deal closed on May 3, and the new owner is 91 SNL LLC, Suffolk Vision Inc. reported.
