Looks like it is Wainscott’s turn to report some robust real estate activity. The small westernmost hamlet of the Town of East Hampton apparently does not want to be left out of buying-and-selling action.
For a total of $16.75 million, two limited liability companies are the new owners of two adjoining sites forming one property. Situated in the coveted Georgica Association—a 100-acre private enclave featuring a beachfront cabana and lifeguards, member-only tennis courts, softball field, and access to the west bank of Georgica Pond for sailing and kayaking—this shy 3-acre property has breathtaking views of the pond and the Atlantic. The unique compound features two existing homes on separate lots, each with plenty of room for expansion. The first lot, 29 Association, is 1.55 acres and can accommodate a 6,230-square-foot house with pool and pool house. The second lot, 7 Piersons Way, is 1.43 acres on Georgica Pond with permits approved by the Town of East Hampton in place for a 3,500-square-foot home with a waterside pool. Or, the new owner could keep the bucolic 1960s cottage with the potential to add on an additional 300 square feet.
Another recent transaction involved 118 Wainscott Main Street, which was purchased by Christian and Marie Nagel for $5.3 million. This is a 1930s vintage, renovated farmhouse of 2,600 square feet with four bedrooms and 3.5 baths on 0.45 acre. It’s all located in the Wainscott South area, just one house over from Beach Lane, which leads directly to the ocean beach.
“Enter into the front foyer and discover a living room with a fireplace which looks out through French doors onto a lovely patio and garden area,” described Corcoran Group, which brokered the deal. Also opening onto the patio area is a bright, oversized den and the kitchen, complete with a Sub-Zero refrigerator, Miele dishwasher, and a Viking six-burner gas stove, plus a second oven. The first floor has a side entrance and mudroom off the driveway, a powder room, and a dining room. Upstairs is a spacious master bedroom with a perfectly appointed master bath. Additionally, there is a junior suite and two more bedrooms. Outside, there are plenty of spaces to bathe and garden in the sun, and also read and entertain in the shade. An outdoor shower was also part of the package.
One more: Michael Frishberg has purchased 4 Osborn Farm Lane for $3.79 million. Known as the “Wainscott Shutter House,” the 2,295-square-foot residence has four bedrooms and three baths, and sits on a 0.52-acre lot. It borders more than 60 acres of farm reserve, and is nearly a mile to Beach Lane. The interior was designed by luxe-interior specialist Christopher Musto with the exterior landscape done by the designer King & Co.
